Warrenton board approved amendment to site plan May 20

A Dobbs Tire and Auto Center in Warrenton plans to open in early fall after the Warrenton Board of Aldermen approved an amended site plan at its May 20 meeting. 

The auto shop plans to open on Highway 47 in Warrenton on the open lot next to the Dollar General at 601 N. State Highway 47. An ordinance to rezone the property as commercial was approved at the Dec. 17, 2024 meeting. 

The amended site plan included a decrease in the amount of parking that will be available at the business, according Project Engineer Brandon Harp. 

Harp said there is a steep drop-off on the west portion of the property that made the additional parking space cost-prohibitive. 

“The original plan included 79 parking spaces, on the west side of the building, the revised plan removes 30 of those spaces due to site development costs,” said Planning and Development Director Tim Burks.

Burks noted even with the removal of the parking spaces the development was still well above the requirement for parking with the building. 

“The building location has not changed, the front parking has not changed, the driveways on the north side going east and west have not changed. We just removed the westernmost full bay of parking,” said Harp. 

The site plan was also amended to remove a joint entrance between the Dollar General and the Dobbs due to safety concerns from MoDOT. Instead the Dobbs will only use the existing entrance on the property. 

Harp said the driveway between the two businesses would be closed off, per requirements from MoDOT. 

Alderman Roger Romaker questioned whether there was any requirement to prohibit overnight parking in the front of the building on the original site plan. Burks confirmed there were no conditions for overnight parking on the development. 

Romaker asked Harp if they planned to park vehicles in front of the building overnight and Harp was frank in his response. 

“They would plan to use the whole lot to park their cars,” said Harp. “On a store like this there’s always gonna be cars in that parking lot.”

Harp did clarify since it was only a tire and auto shop and they would not be conducting any body work he did not expect any of the cars in the lot to appear derelict or unsightly. 

The amendments to the site plan were approved unanimously, 5-0, with Alderman Larry Corder absent.
