Schnucks to submit site plan in December

The Warrenton Planning and Zoning Commission will hear details Dec. 7 about plans for a Schnucks store and surrounding development near the intersection of Highway 47 and Veterans Memorial Parkway.

A representative for the project, headed by TDG Development, will be at the commission’s monthly meeting to present a site plan for the supermarket and attached commercial development.

The Planning and Zoning Commission meeting will be at 7 p.m. at Warrenton City Hall, and will be open to the public for anyone to speak on the matters being considered.

TDG had not officially confirmed what store it would be building in early October, when a representative discussed plans for a supermarket at the undeveloped 15-acre property by Walgreens. The confirmation that it would be a Schnucks location was included in an announcement for the next planning and zoning meeting.

Site plans for the Schnucks development originally were scheduled to be presented to the Planning and Zoning Commission Nov. 2. That talk was postponed to December at the request of a project engineer with Cochran Engineering.

Once the commission has heard the site plan proposal, it will recommend any changes needed for final approval by the Warrenton Board of Aldermen.

Robert Klahr, an attorney for TDG, previously stated the development will have an estimated 79,000 square feet of retail space, including the supermarket and other retail stores. The construction would be slated for completion no later than Dec. 31, 2019, and could be finished sooner.

Klahr met with the board of aldermen Oct. 3 to request the city agree to the eventual use of a limited sales tax to reimburse over $4.3 million in development costs. A sales tax of up to 1 percent would be applied to purchases only within that 15-acre property to repay costs for grading, paving for parking, traffic signage, lighting, landscaping and public utility installation, among other work.

The board of aldermen will formally consider establishing that taxing authority at a later date.
