Trade shops approved at rejected apartment site

The city of Warrenton has approved construction of a block of trade service garages at a site where aldermen had previously rejected a small housing development.

Aldermen voted unanimously on Aug. 16 to approve construction of an eight-bay building on East Walton Street, behind the Kroger/Orscheln shopping center. The new facility would act as a dispatch hub for home repair and other trade services that need a space to store vehicles and supplies.

“Basically, it’s set up for plumbers, electricians or HVAC repair to have a place that they can pull in and out, have something centrally located in town, but do most of their work off-site,” explained project engineer Bart Korman with Lewis-Bade. Independent companies would lease each section of the building.

T.G.L. Properties, the owner and developer of the property, had previously requested to build a 10-unit housing complex at the site, saying it would be a good location because it’s across the street from a city park and down the street from Black Hawk Middle School and Daniel Boone Elementary.

However, aldermen were greatly concerned by the prospect of homes backing up to the rear loading docks of the Kroger/Orscheln building. With rejection being the likely outcome, T.G.L. withdrew that proposal and brought something the aldermen would find more suitable, Korman said.

As conditions for approving the project, the city is directing the developer to build a brick accent across the front wall of the building so that it doesn’t have the look of a storage shed. T.G.L. Properties will also have to prohibit tenants from parking outdoors overnight or storing materials and equipment outdoors.

Korman added that the existing Kroger/Orscheln building and parking areas, which are also owned by T.G.L. Properties, will not be altered as part of this project. Construction will be contained to the undeveloped lot across from the city park.

The building is planned to be about 10,400 square feet, divided into eight smaller bays that are roughly equal in size. The site is located on East Walton Street, just east of Highway 47.
