Wright City selects firm to appraise former Big Boy's property

By Tim SchmidtRecord Managing EditorWright City will spend $1,000 to have the former Big Boy’s property appraised as part of a process to sell the land.Aldermen awarded the appraisal contract to St. Charles/Westplex Appraisal Services, LLC, at their last meeting June 11. The firm submitted the lowest quote of five companies.“We need this before we can set a price,” said Karen Girondo, the city’s economic development director/treasurer.Other appraisal companies that provided bids were Kinker Appraisal ($1,200), Appraisal Data LLC ($1,200), Greg Bailey ($1,500) and Real Estate Analysts Limited ($2,000).Last month, the city selected a realtor, Randy Lewis with Tom Shaw Realtors, to help sell the property.The city wants to sell or lease the 2.46-acre property, located at 132000 Veterans Memorial Parkway. It paid $170,000 for the property in January 2011.The transaction followed years of frustration by officials and residents due to the deterioration of the former Big Boy’s restaurant building. The restaurant closed in 2005 and sat vacant. The city proceeded quickly to raze the structure and clean up the property.Last year, the city sought but did not receive any redevelopment proposals for the former Big Boy’s property, an adjacent property that houses storage units and the former Rite Sole property, which is located at 399 W.N. 2nd St. Some ideas that officials wanted incorporated in the proposal was a combination of commercial uses to provide permanent jobs and spur economic activity, such as space for offices, retail, entertainment or restaurants.In other news• The city currently has an opening on its park board and is looking to fill the position. A prospective new member must reside in Ward 2. Anyone interested in filling the spot can contact city hall at 636-745-3101.• A liquor license was issued for the new Wright City BP gas station, located at 13190 Veterans Memorial Parkway.• The board once again took no action on a resubdivision proposal for a property owned by Don Reed at 425 West Service Road.• A training request was approved to send police records clerk Nicki Branhof to a Sunshine Law class at the Eastern Missouri Police Academy. The cost is $52.02.• The city decided against proceeding with a proposal with Water District No. 2 of St. Charles County at this time due to the high cost. The two entities were considering connecting water lines so that service would not be interrupted in the case of an emergency.• A special permit request from Liberty Christian Academy was tabled and will be revisited at a future meeting. The school is planning a 5K run on Oct. 31.Wright City
