Warrenton Planning and Zoning to discuss data center site plan Jan. 8

The Warrenton Planning and Zoning Commission will consider the site plan and the issuance of a conditional use permit for the proposed data center within city limits at its Jan. 8 meeting.

In order for more members from the public to attend the meeting, it will be held at the Warrenton High School Commons, 803 Pinckney Road, at 6 p.m.

According to information provided by the city of Warrenton in advance of the meeting, the site plan was submitted by engineering firm Kimley-Horn. The proposed project will include two 805,000-square-foot buildings and one 40,000-square-foot administration building built to a height of 42 feet. The plan also includes an electric substation with a footprint of 603,200 square feet and a switch-yard with a footprint of 621,250 square feet.

The switch-yard will be on the northern portion of the property between two stormwater retention basins, one of which will be in the northeast portion of the property with the other being located in the northwest portion of the property. The final design for the stormwater system will be submitted with the construction/improvement plan.

The proposed parking for the site exceeds the minimum number of required spaces. According to the site plan, building one and two will both have 60 spaces each (48 required for each). The administration building will have 160 parking places (160 required). The site will also exceed the required number of Americans with Disabilities Act required parking places.

Entry into the site is along the southern boundary fronting the North Service road. The primary entrance is designed to align with West Warrenton Boulevard, while the secondary entrance is proposed to be east of the primary entrance.

In the documents filed with the city there is a letter from Missouri Department of Transportation Senior Traffic Specialist Cindy Martin stating that the proposed eastern entrance to the site meets the state’s standards, but the western entrance would need to be moved west an additional 190 feet to meet the state’s requirement for sight distances.

The proposal references a total of 12 backup emergency generators with three each along the east and west sides of both building one and two. The plan also calls for eight fuel storage locations to support the generators. There will also be eight battery storage yards with landscaping to screen the battery storage yards from view.



Specifics for buildings

Both buildings one and two will include two electric vehicle charging stations. The administration building will have four EV charging stations. There will also be four loading docks at each building. Employee parking for buildings one and two will be lit with approximately 55 25-foot pole-mounted downlights that will be dimmed when no motion is present. The administration building will have 10 25-foot pole-mounted downlights. The drive into the facility and access road shall also be lit with 170 30-foot roadway pole lights, which also shall be dimmed when no motion is present.

The plan provides for landscaping to include trees and foundational planting that meet or exceed the city’s code requirements.

There will also be a six foot security fence which will encompass the entire site.

Upcoming meeting

Following the planning and zoning commission meeting Jan. 8, and based upon the recommendations approved by the commission, the Warrenton Board of Aldermen will also hold a meeting Tuesday, Jan. 20, 2026 at the Warrenton High School Commons located at 803 Pinckney Road, to consider the conditional use permit and site plan application.
