The Warrenton Planning and Zoning Commission approved rezoning of a 42.3 acre lot from AG-1 to R-2 medium-density single-family during its meeting June 4.
The request was made by T.R. Hughes/Charlestowne Crossing for the purpose of building a new subdivision. The proposed lot is located south of Mohican Court and west of Pinckney Street in Warrenton.
Shawn Luesse with T.R. Hughes made the presentation before the board. He said that the proposed subdivision would be a large lot subdivision with lots measuring 90 by 120 feet. In response to a question about the number of lots in the subdivision, Luesse said the current plan is for 93 lots.
Luesse said work on the project would not begin until the fall of 2026 because the company is not able to do any clearing of the lot until then due to bat habitats on the property.
In response to a question during the public hearing on the proposed rezoning about the tree line currently around the property, Luesse said there goal is to retain as many trees as possible. He said the goal is also to have two water retention ponds to control any runoff on the property.
He said T.R. Hughes is aware of the city’s zoning requirements and would not be asking for any variances from the city’s zoning codes.
Commission member Stephanie Tibbetts asked Luesse about the utility lines currently over the property and whether those would be used for the subdivision. Luesse said the current utility poles would be removed and that they would be running electric underground for the subdivision.
After a brief further discussion the board voted 8-0 to approve recommending the rezoning of the parcel. The matter will now go to the Warrenton Board of Aldermen for approval.
