By Tim SchmidtRecord Managing EditorDevelopers received the go-ahead to proceed with the third phase of the Hawthorn apartment complex in Warrenton.A 46-unit senior housing complex will be built at 1010 Hawthorn Village Drive. The development is proposed by Gardner Capital Development, Inc., the same company that completed the first two phases, Hawthorn Village and Villas at Hawthorn. At last Tuesday’s board of aldermen meeting, members voted to approve a site plan, preliminary plat and conditional use permit for the project. All six aldermen voted in support of the requests.Earlier this month, the city’s planning and zoning commission had recommended approval.In August, the city provided a letter of support to accompany the developer’s application for tax credits through the Missouri Housing Development Commission.According to the site plan, the development will consist of one six-plex and five eight-plex single-story buildings. Each buildimg will feature 1,024-square-foot apartments with two bedrooms and one bathroom.A 1,840-square-foot community building an area designated for a walking trail also is planned. Other services covering financial management, health and wellness and social activities will be offered.“I think it’s a good looking project,” Ward 2 Alderman Gary Auch said.The housing development will provide independent living for seniors ages 55 and older. Monthly rent will range from $450 to $475, excluding utilities, depending on the income level of a resident. In a previous discussion, Oliver noted the first two phases of the development have over 300 people on a waiting list, of which about 80 are seniors.Gardner Capital has been involved in over 50 housing projects in about 12 states, including 33 in Missouri alone, according to Joel Oliver, Gardner Capital senior development manager.He said the company has made a “commitment to the state, a commitment to the community.”A website has been created to keep residents updated on the project, Oliver noted.
