New Warrenton subdivision of 98 homes approved

The city of Warrenton has approved a subdivision development for nearly 100 new homes off of Pinckney Street and Warrior Avenue.

Labeled “The Estates at Pinckney Ridge,” the subdivision is being developed by Hickory Ridge Family LLC, owned by local residents George and Dana Heath. The 33-acre subdivision will be built east of Pinckney Street, branching off of an extension of Warrior Avenue, according to development plans submitted to the city government. When fully built out, the subdivision is planned to have 98 single-family homes.

The Warrenton Board of Aldermen voted 6-0 on July 6 to accept the plat for the new subdivision. At the hearing, city Planning Director Tim Burks commented that the subdivision was laid out so that none of the homes have individual driveways onto Pinckney Street. 

Burks also noted that the subdivision will have a cluster mailbox area at one of the entryways, rather than individual mailboxes at each house, a requirement that the U.S. Postal Service has instituted for new subdivisions. This will require homeowners to help pay for maintenance of the boxes, along with other common areas such as a stormwater basin.

Flake property zoned for development

During the same public meeting, the board of aldermen approved rezoning a 22-acre lot known as the Flake House property for future low-density housing. The property has an address on South Water Street, but is adjacent to the north side of the Pinckney Ridge development area, and is also currently owned by Hickory Ridge Family LLC.

A complete subdivision development plan wasn’t presented to aldermen on July 6, but the city’s code for low-density areas requires a minimum lot size of 1 acre, Burks said. That means there won’t be more than about 20 new homes in that area, plus the existing home from which the Flake House property takes its name.

Burks did note that Warrenton’s master development plan for the larger area east of Pinckney Street includes building a walking trail system along a creek that crosses the Flake House property. He recommended that any future development plan must leave room for the trail development, and said such accommodation would have minimal impact on the layout of houses.

Kuhl Avenue houses

The board of aldermen also approved a small development of four houses on Kuhl Avenue, across from the southwest corner of Black Hawk Middle School. The property, situated between College Avenue and Vosholl Avenue, is owned by ML Land Holding LLC.

Burks noted that the housing construction should include installation of a sidewalk in front of the homes. That’s a relatively uncommon feature for the surrounding residential area, which is one of the older neighborhoods in Warrenton.
