The separate projects are proposed near the northeast area of the Interstate 70 and Highway 19 interchange outside of New Florence and south of I-70 east of the city.
In a press release issued Friday, commissioners stated the projects meet current zoning regulations and do not require conditional use permits.

Montgomery County officials confirmed Friday that an administrative review has been completed on two proposed data center projects that are under consideration.
The separate projects are proposed near the northeast area of the Interstate 70 and Highway 19 interchange outside of New Florence and south of I-70 east of the city.
In a press release issued Friday, commissioners stated the projects meet current zoning regulations and do not require conditional use permits.
The county commission has scheduled a town hall meeting to be held at 6:30 p.m. Monday, Dec. 8, at Montgomery City Elementary School.
The initial reports and site plans for the proposed projects are available at the planning and zoning office for review.
Any decisions by commissioners will come at a later time after additional due diligence, public input and information provided to the county, according to the release.
The commission stated the “projects represent potentially billions of dollars in private investment, significant new property tax revenue, Chapter 100 bond payments, infrastructure upgrades and job growth.”
Of the two proposed data center projects, the operator has only been identified for one. Amazon officials announced this week it would occupy the data center north of I-70.
The Amazon project, labeled as Project Green, is a 1,000-acre parcel to be located in the northeast quadrant of the Interstate 70 and Highway 19 interchange. The applicant for the project is listed as NorthPoint Development, LLC, based in Kansas City.
The proposed project would include two separate phases, with the initial phase consisting of four primary structures, with each consisting of 220,000 square feet under one roof. The site plan provided to Montgomery County Planning and Zoning also references a second phase which would include 13 additional buildings of similar size.
The proposal also includes multiple storm water management ponds, three wells to be located on site, and a wastewater and water treatment plant to be constructed on site. Closing on the property is anticipated in the first quarter of 2026.
A cost-benefit analysis on the Amazon project is expected to be ready Nov. 26.
The operator of the second data center remains undisclosed though it is being planned in the southeast quadrant of the I-70 and Highway 19 interchange. The project consists of 780 acres in the county and 130 acres within the city limits of New Florence.
The proposed development would include three primary structures with approximately 1,080,920 square feet under each roof. The project will use a closed-loop cooling system and two wells will be located on site primarily for employee use. There are multiple storm water management ponds proposed for the project and the site will be fully fenced and include an Ameren substation and a substation owned by the applicant, currently listed as New York-based Spade Property Owners, LLC.
As part of the project, the developer has petitioned the county to vacate Buechele Road, which is located inside the project area. A new road would be constructed and connected directly to Tree Farm Road (South Service Road), according to county officials.
The sale of the property also is expected to be completed in January 2026.
